Sellers in Calgary will likely remain in the driver’s seat for 2024 despite loosening conditions in the city’s housing market, the local real estate board says.
Calgary’s real estate market is struggling to keep up with demand despite hitting new highs for housing starts, according to Calgary Real Estate Board’s (CREB) annual outlook report, released Tuesday.

Overall, the benchmark price is expected to rise 6.5 per cent over the next year. In December, Royal LePage said it expects Calgary housing prices to climb eight per cent.
Several risks continue to hold for the market this year, but Calgary remains significantly more affordable than other major Canadian cities.
Four key markers were down significantly in 2023: sales (down eight per cent), new listings (down 13 per cent), inventory (down 26 per cent) and months of supply (down 20 per cent). Meanwhile, the benchmark price in Calgary rose six per cent, hitting $556,975.
Housing starts are up — but being outpaced by migration
The housing crunch has led to a significant uptick in apartment building starts, which drove overall housing starts to the highest levels in the past 18 years.
But that was offset by the fastest population growth in Alberta since 1981, as the province added 145,000 new residents over the first three quarters of 2023. (In 2021, Alberta added 28,640 people — which included a net loss of more than 6,000 people to interprovincial migration.)

“The main driver of what’s been happening in the housing market has been migration,” said Ann-Marie Lurie, CREB chief economist.
Alberta’s job gains and overall economic strength over the past two years have driven the interprovincial migration, Lurie said — far more than Calgary’s relative affordability compared to Toronto and Vancouver, as has been the case long before 2021.
“What’s really the differentiator is for the second year in a row, Alberta has been only second to (Prince Edward Island) in terms of total employment growth,” she said. “When you have strong employment gains, people come here.”
Despite price increases over the past two years, the average apartment or condo in Toronto and Vancouver still goes for about the same amount as a single-detached home in Calgary.
Calgary, a city defined by suburban sprawl, saw record apartment sales as those units became an increasingly dominant choice for buyers due to their relative affordability.
In 2021, apartments made up just 15 per cent of all home sales. That number has nearly doubled — hitting 28.8 per cent in 2023 — and is projected to rise.

How does housing in Edmonton compare?
Calgary and Edmonton’s real estate markets told very different stories over the past year, as Calgary welcomed a comparatively large number of the international and domestic migrants.
In fact, while Calgary’s benchmark price increased six per cent, Edmonton’s dropped nearly five per cent to $368,350.
Sales, inventory and new listings also dropped substantially in Edmonton — but the city has more than double the months of supply (3.4) than Calgary (1.3).
That was explained by Edmonton’s higher supply levels at the beginning of last year, Lurie said, which is partly due to employment gains between the two cities. In 2022, Calgary added more than 56,000 jobs to Edmonton’s 30,500. That flipped in 2023, with Calgary adding more than 25,000 workers and Edmonton bringing in more than 41,000.
Rising prices and fewer sales defined smaller surrounding communities; Canmore, Airdrie, Cochrane, Strathmore, Okotoks and High River all experienced double-digit percentage drops in sales, and all saw their benchmark prices increase between four and eight per cent.

What’s in store for Calgary’s housing market in 2024?
Calgary will likely remain undersupplied in 2024, Lurie said.
While the number of housing starts increased in 2023, Lurie noted the average house takes nine months to complete, while the average apartment complex takes 18 months, meaning many homes are still in the pipeline.
Alberta will likely see job openings this year as employment gains have started tapering, according to a recent report from the Business Council of Alberta. Residential investment is also 17 per cent below 2021 levels on Canada’s construction investment index, the same report said.
Christian Twomey, a Calgary real estate agent and CREB chair, said employment is compelling Canadians — specifically in the Lower Mainland of B.C. and southern Ontario — to move to Alberta. The province’s unprecedented population boom, he said, has been different than past growth because it’s been fuelled by more than just the energy sector.
“It’s bringing more employment opportunities for people to migrate to this province, which is fantastic,” he said.

A weaker economy could be aided by a drop in interest rates, which many economists expect to happen by mid- to late-2024, which should increase demand, Lurie said.
“As we move forward, I think Calgary is going to see some of the stronger price gains, in part because we’re coming form such a low inventory level.”
Several environmental policies have CREB’s attention, too. The report noted recent federal policy announcements, such as the Clean Energy Regulations and emissions cap on oil and gas companies, could affect investment and the number of new jobs being created in Alberta. Lurie said she’s uncertain whether they will have a negative economic effect, but she’s watching whether traditional energy jobs are transitioned into new sectors.
“It’s really about that total employment number — are we still creating employment, is there a concern with that? . . . A sudden change in employment and job loss, that’s where that tends to have an impact on the housing market.”

She continues, “For duplicate items never used simultaneously, like pizza cutters and cooling racks, pick your favorite and donate the rest.”
Place everything you want to donate in a bag, and then you can set aside time to clean them up and drop them off at a secondhand store like Goodwill.
5. Prioritize everyday items
When you pull out items, sort them into piles of items you use every day, items you use less frequently, and ones you don’t use at all.
Ashley explains, “Place the most often used items in easily accessible drawers and shelves.”
She says this will support streamlined routines and prevent the need to shift between different cupboards.
Apply this as soon as possible, and you won’t spend hours looking for your fave pair of sunnies ever again.
6. Add labels onto boxes
You may have seen labeled up boxes on Instagram and TikTok, and thought this organizing dream was out of reach for you. Thankfully, it's actually easy to do and super effective.
Ashley says, “Group like items together and label their containers whether it's a storage bin, basket or canister.”
She adds, “This will keep everyone in your home on the same page and make it easy to quickly locate items and put them back.”
We like using label makers to do this, as you can type out the name for each box, print them out, and get everything organized quickly.
When you move onto decluttering your bedroom, laundry room, or bathroom, make sure to re-fold all your materials neatly and keep them this way.
“I like to file fold for a quick visual, as this stops clients needing to dig through stacks to find what they need,” says Ashley.
This method involves folding clothing and linens upright in rows, which not only allows you to see everything you own at a quick glance, but also saves space in drawers and bins.
8. Keep a box in your closet
After tidying up your bedroom, for long-term maintenance of your closet, one expert-approved tip is keeping a box in it to stash away clothes you aren’t into.
“This is one of my favorite tricks, as this in-the-moment method has been extremely effective for paring down my wardrobe,” says Sam Thomason, design expert and founder of Simple Everyday Mom.
Sam continues, “I simply toss any item I pick out but don't truly feel good in straight into a clothes storage container.”

The Indigenous Stream of the Software, announced in July, will offer personalized supports, sources, and options to Indigenous youth — solutions in line with Ulnooweg’s possess mission to empower Indigenous communities by way of the improvement of training, collaborative study and the shipping and delivery of instructional packages and initiatives.

'There are lots of opportunities to use a mixed metal light fixture to harmoniously combine brass and black or bronze, or even brass and nickel. There are so many accessible options to choose from, making it easier to find the perfect balance of finishes you need by mixing and matching certain parts. Chris Pask, director at Charlton Brown also adds, 'clients are increasingly looking for a greater connection to the outdoors in their homes, whether that is a literal connection via roof terraces, balconies and beautifully landscaped gardens, or more subtle nods to greenery and nature throughout the home. This can take the form of colors, materials and shapes that mimic those found in nature and are known to invoke a sense of calm.'

4. Layered lighting
Piero de Marchis, director at Detail Lighting says, 'homeowners are paying far more attention to the way spaces in the home make us feel, as well as their function. Our homes are having to work harder for us than ever before, with an increase in spaces having multiple functions. From open-plan living areas to kitchen-dining zones, the trend for installing multifunctional lighting that can be adapted to suit the room as it’s being used is set to continue to rise.'
Gone are the days of simply turning on the 'big light', 2024 lighting trends prioritize a combination of various light sources in a space. From welcoming pools of light created through cozy table lamps and floor lamps to practical task lighting in a kitchen or study, the right use of layered lighting can transform the mood and atmosphere in a room, and ultimately, help us use our spaces better.

5. Plenty of textural elements
Using texture in interior design will be at the forefront of our decorating decisions in 2024.
More and more of us want to create a home filled with cossetting and cocooning exuberance, and quite simply, without texture, a space will fall flat, it is the perfect way to add depth, dimension, and decadence to a room.

Sustainable interior design is now more important than ever, and brands, designers and consumers alike are united in producing and consuming products that are better for the environment. From investment pieces built to last to products created through recyclable and renewable materials, sustainability is no mere trend in the world of interiors, rather, it is the start of an important new era of thoughtful design.
7. Warming 'new' neutrals
The extensive use of gray and beige was amongst some of the worst trends last year and one of the interior design trends we are quiet-quitting for 2024.
Interior designer, Peak Petersen says, 'stark white spaces are being replaced by earthy, layered palettes. Cool gray rooms are also on the way out, as a preference for warmth and dimensionality is becoming more popular.'
Instead, paint trends and color trends are moving towards more warming and earthy colors in the home, with palettes of pale pinks, soft yellows, and cozy browns working wonderfully as refreshing, new neutrals.
Interior designer Natalia Miyar says, 'delicate pinks, soft neutrals and warm browns are great to use if you want to achieve a natural, modern and uncluttered aesthetic, and they make any room feel cozy and comforting.
These colors can be used as accents in furnishing or the dominant color throughout a scheme. I find that the shades work best when paired together, as their warm undertones create a sense of cohesion between each color.'
8. Statement stoneware
Shea McGee, from interior design powerhouse Studio McGee, takes us through why statement stoneware is one of her top interior design trends to look forward to in 2024.
'We love good veining and deep contrast in stone, and we’re excited to see more of this trend in 2024. We’ll see this in a variety of ways, from the stone itself – less common ones like soapstone and travertine, as well as contrasting pairings of stone in one space – to the way it’s utilized. It’s all about maximalism, a design trend in and of itself.'
The beauty of natural materials such as travertine and decorating with marble is undeniably timeless. Last year’s show welcomed just under 30,000 attendees, and this year organizers expect something in the range of 35,000. More than 300 exhibitors have been booked.
“Compared to my first year, I feel like we’ve just found our legs and we’re really getting a grip on some cool features for the show,” said Beaton, now in her second year as manager. “When I first came back, it was right after COVID, so a lot was up in the air. It’s all coming into place now.”
First-time guests include Scott McGillivray, host of HGTV Canada’s Income Property, Renovation Resort, and Scott’s Vacation House Rules, among others.
“We’ve been hearing from our attendees that he is somebody that they’d like to see, and we’ve finally been able to make it happen,” Beaton said.
McGillivray said he’ll talk about investing in real estate “and what specifically people in the area can do to take advantage of the opportunities that are here.”
“Vancouver has been a hotbed of rules and regulations and a lot of pressure on that market,” he said. “We’ve seen crazy amounts of appreciation and we’ve seen a lot of government interference with that market. It’s been one of the more profitable, but one of the more difficult markets to navigate and it’s become more and more challenging for new investors to penetrate.”

He’ll share his tips on the Sleep Country Main Stage, presented by HGTV Canada and The Vancouver Sun. Other mainstage guests include Megan Golightly, Adam Weir and Bruno Feldeisen.
A home clutter and organizing expert, Golightly will encourage divesting, not investing.
“People think it’s all about organizing,” said the Calgary-based influencer. “But for me to stand up there and talk about the perfect containers and matching baskets would be to do you a disservice. You’d buy all these things, then you wouldn’t know what to do with them because you hadn’t dealt with the main issue, which is the stuff—things like a wedding dress or pictures or the cabinet you don’t like but that you inherited from your aunt.”
Weir, another HGTV veteran, will deliver a presentation called Behind the Scenes of Your Renovations.
“He’s an entertainer for sure, and a big draw as well,” Beaton said. “People hear him from afar and they’re drawn to see what he’s doing on stage. Last year, he did some magic tricks. I’m sure we can expect to see some of those again. He quite often goes off the cuff and gets a lot of audience involvement with his presentations.”

On the builder side, guests include Graeme Huguet of Vancouver-based My House Design/Build Team, the recipient of multiple HAVAN Awards.
“He has been involved in in our shows for many years,” Beaton said. “He’s always able to draw a lot of people over to his presentation. He keeps them new and fresh and clean and really personable. And he answers a lot of audience questions, which I think our visitors really appreciate.”
Other highlights include a recreational living presentation with Hewing Haus and Pura Vida. The former will exhibit one of its 700-square-foot units, a two-bedroom, one-bathroom prefab that visitors can explore. Pura Vida Vans will demonstrate the Custom Clips system it uses to customize vans into campers.
For the gardeners in the house, Vancouver Sun Gardeners’ School will host several of the Lower Mainland’s greenest thumbs, including bestselling author Brian Minter, Vancouver Master Gardeners, Erin Berkyto of The Knotty Garden, and representatives from Art’s Nursery in Surrey.
“There are going to be some interactive presentations and some sustainable gardening tips,” Beaton said. “We have some indoor planting happening as well with West Coast Gardens who are going to show how to grow some tropical plants.”

In addition, expect “lots of new outdoor spaces designed by local landscapers. So right up the centre of the show, there’s going to be a ton of features for showgoers to walk through.”
And Great Canadian Baking judge Bruno Feldeisen will return to the Food Network Stage.
“Everybody loves to see him,” Beaton said. “He always inspires a lot of audience involvement.”
Taking a break from the ovens on the concourse level, pizza maestro Cortinovis will also give a cooking demonstration on the stage.
